Asset Management:

Working closely with the private investors, banks and capital companys we provide a full range Asset Management service for residential land development deals. In today’s market there are numerous land deals that were acquired at the height of the market; many public builders were looking at having a ten year supply to ensure investors’ that they could continue providing growth in the future at what seemed to be a land basis that was escalating without constraint. Many of these assets have been traded and retraded at a lower land basis and may need to be traded again, others will sit idle for years to come. These assets require specialized management to ensure they do not continue to lose value. Many have valuable entitlements that need to be preserved or infrastructure improvements that need to be protected. Still other assets purchased in improving markets at the correct price and with the right economics have potential upside. These properties may require additional entitlement work, CEQA processing or lot recertification in order to be marketable.
